Hi,

I'm new to this forum and none of the other subforums quite fit so I'm posting here.
I'm getting ready to sell my house and I would like to get the best price I can for it and sell really quickly. One of the items that may be a problem is that that my downstairs half bath opens directly into the family room. Anyone in the family room and adjacent rooms can see you go in and come out of the bathroom. Now I've lived with the previous owners design but I don't want any potential buyers using that as a reason not to buy the house. Any suggestions on how I can camoflauge this and turn it into an asset.

Second item: the master bedroom is a two story open ceiling design with stairs leading up to a small study or tv viewing area. How can I play this room up to have more appeal to buyers?

Arrange furniture in basement so that the bathroom door is not the focus of the room. Perhaps a large potted plant or something placed beside the bathroom door would be helpful to distract the eye from the door. I really do not think that the bathroom door will affect the sale of the home.

The small room should be decluttered to give it the appearance of looking larger. If necessary remove some of the furniture.

Declutter everything. Remove photos and small objects from tables. Pack away collections. The idea is to allow buyers to focus on the house and envision their possessions in it. Clear kitchen countertop of appliances. Clean out closets and cabinets so they appear larger. Everything should appear clean and shiney. The first thing buyers will see will be the front door. Make sure the entry is welcoming and lawn and flower beds are tidy. Eliminate scented candles, potpouri, etc. Scents may make a potential buyer think you are covering up an odor. The house should smell clean. Rooms should be bright and clutter free. If necessary rent a storage unit to temporarily store excess furniture and boxes. Add a plant or two to brighten the decor.
